There's a difference between visiting Azeitão on a Sunday and living in Azeitão on a Monday morning. Those who only know the town from weekend trips, the wine, the cheese, the pies, the mountains in the background, are seeing a true but partial picture. This article is about the other part. The one that matters to those thinking of moving.
Where it is, exactly
Azeitão is in the municipality of Setúbal, near the Arrábida mountains, between Setúbal and the south bank of Lisbon. It is divided into two parishes: Vila Nogueira de Azeitão and Vila Fresca de Azeitão, with the nuclei of Brejos de Azeitão, Aldeia de Irmãos, Casais da Serra, and Vendas de Azeitão completing the territory. It's not a dormitory town, nor is it isolated countryside. It's the intermediate that has become rare in the Lisbon metropolitan area.
Access, the deciding factor
For many people, the decision to come to Azeitão comes down to one question: how long does it take me to get to work? The answer depends on where you work. To Setúbal, it's about 15 minutes, to Lisbon, via the A2 and the 25 de Abril bridge, between 35 and 50 minutes depending on traffic, and the traffic on the bridge is real, especially between 8:00 and 9:30 AM. To Barreiro and Montijo, approximately 25 minutes.
Those who work in Lisbon and make the daily commute should be honest with themselves: it's two hours of driving per day on bad days. For many families, it's largely compensated by the quality of life, for others, it's not. It's worth making the journey on a Monday morning before deciding. Public transport exists but is limited. Azeitão is, in practice, a car-dependent area.
Daily life
There are supermarkets, pharmacies, a health center, public and private schools, restaurants, cafes, and enough local commerce to not have to leave the town for everyday things. For larger shopping trips, cinema, or big-box stores, Fórum Setúbal and Alegro Setúbal are 15 minutes away.
Schools are a frequent factor in the decision for families with children. The public and private offering in the area is considered good, and there is organized school transport. What Azeitão has that most of the metropolitan area doesn't: Arrábida ten minutes away, the beaches of Galápos and Portinho da Arrábida twenty minutes away, and a town where people still know each other.
What kind of houses are there
The housing stock in Azeitão is varied, and this is very much reflected in the prices. You can find old villas in the historic centers, many in need of renovation. You can find more recent construction in the expansion areas, especially in Brejos de Azeitão. You can find estates and plots of land with generous areas on the slopes and more remote areas. And you can also find some apartments, but in much smaller numbers, as Azeitão is predominantly an area of houses. Those looking for land to build can still find opportunities, although fewer than five years ago.
About prices
Prices in Azeitão have risen consistently over the last decade, in line with the entire south bank, and the proximity to Arrábida places some areas at levels close to those of Setúbal city. The variation within the town itself is large. A house to be restored in an old center and a new house in an expansion area can have very significant price differences, even with similar areas.

What to consider before deciding
Positive points: a quality of life hard to replicate so close to Lisbon. Nature, beach, and mountains very close. A real community. Houses with outdoor space at values that would be unthinkable in Lisbon.
Less positive points: dependence on the car. Traffic on the 25 de Abril bridge for those who work in Lisbon. Less supply of apartments for those looking for this type of property. Specialized services require travel.
Azeitão is not for everyone, and that's okay. Those looking for urban convenience, transport, and everything within walking distance will be frustrated, but for those looking for space, nature, and a town with its own character, without moving away from the country's center, Azeitão remains one of the best answers on the south bank.
